Top 8 Things to Know

1) Our community financial manager is Laura Lazar at Integrity AMG.

You may reach Laura at laura@integrityamg.com. Laura provides financial services only. She will also forward messages from the community to the Board and from the Board to the community.

2) Street parking is prohibited.

Street parking is prohibited according to the Declaration of Protective Covenants, Conditions, Restrictions and Easements for Magnolia Park. Vehicles should be parked only in appropriate parking areas serving the Lot, specifically the garage parking spaces and the spaces located in the driveway of each Lot. There shall be no on-street parking in the Community.

Cars parked on our narrow streets create safety risks for the community. Safety vehicles such as fire trucks and ambulances are unlikely to be able to navigate the tight spaces in an emergency. Also, it can be difficult to back out of driveways when cars are parked on the street.

3) All exterior modifications require board approval.

Any and all exterior modifications require board approval. This includes, but is not limited to, alterations to your home exterior, landscaping, or interior of porches, patios, or other portions of a structure visible from outside the lot.

The Board is required to review ARC requests within 30 days of receipt. Requests are generally reviewed much sooner. Most are approved.

4) Trash cans and recycling bins must be removed from view within 24 hours.

Per the Declaration of Protective Covenants, Conditions, Restrictions and Easements for Magnolia Park, trash and recycling receptacles should be placed at the curb no earlier than 5pm the day before pick up and should be removed within 24 hours. Receptacles should be stored out of view from the street and neighboring lots.

  • Trash Pick-up: Monday and Thursday

  • Recycling Pick-up: Wednesday

5) Association-provided landscaping is focused on yard maintenance and subject to change.

The Board of Directors, in its discretion, and subject to change, has expanded the landscaping contract to include mowing, turf management, blowing, trash and leaf removal, seasonal flower application, weed control in the flower beds, mulching of flower beds twice yearly, edging of curbs/flower beds, pruning, twice yearly pine straw application, and reviews with the Association.

6) Yard maintenance is only provided for fenced areas IF unlocked and no animals are present.

Per the Declaration of Protective Covenants, Conditions, Restrictions and Easements for Magnolia Park, in the event that the Owner of a Lot obtains approval to construct a fence...the Association shall no longer be obligated to maintain the enclosed portions of the Lot.

7) Dogs must be leashed and waste disposed of properly.

Dogs must be leashed when away from your lot. Dog waste must be picked up and disposed of in your own trash receptacle.

8) Homes are to be used for residential purposes only.

Per the Declaration of Protective Covenants, Conditions, Restrictions and Easements for Magnolia Park:

Each Lot shall be used for single-family residential purposes exclusively...No trade or business of any kind may be conducted in or from a Lot except that the Owner or Occupant in residence at the Lot may conduct business activities within the house so long as the business activity: (a) does not otherwise violate the provisions of the Declaration or Bylaws; (b) is not apparent or detectable by sight, sound or smell from the exterior of the Lot; (c) does not unduly increase traffic flow or parking congestion; (d) conforms to all zoning requirements for the Community; (e) does not increase the insurance premium paid by the Association or otherwise negatively affect the ability of the Association to obtain insurance coverage; (f) is consistent with the residential character of the Community; (g) does not constitute a nuisance or hazardous or offensive use; and (h) does not threaten the security or safety of other residents of the Community, all as may be determined in each case in the sole discretion of the Board of Directors. The Board may issue rules regarding permitted business activities.
